Listing prep is not one fixed job, and it is not the same clean a home gets on its way out the door once it sells. What it needs changes with the home's condition and how far along the sale is.

Fresh off a renovation or flip

A recently renovated or flipped home overlaps with our post-construction cleaning service. Construction dust and residue settle into places a normal pass will not reach, and they show up in photos as a dull counter or a streaked window. These homes typically need that deeper clean before staging starts, not the standard pass below.

Staged without renovation

For a home that is simply being staged, a standard pre-listing clean is what fits: the same scope as our residential cleaning service, timed to land right before the stager's furniture and decor arrive, so the space is ready for them rather than cleaned around them.

Staying show-ready during showings

Once a home is actively listed, it does not stay photo-ready on its own. Every group that tours it puts real wear on carpets and floors, and that adds up over a showing period with several tours in a week. We offer recurring standard cleaning on a schedule matched to your showing calendar, so the home holds its condition until it is under contract.

What to expect on the day

We arrange access ahead of time for every visit, whether that means the seller or agent meeting us there, a smart lock code, or a lockbox key. That is confirmed in advance, so it is rare, but if we cannot reach anyone and cannot get in, we will try to make contact and may need to cancel that visit.

A quick, on-the-spot ask, like reaching under a bed, is handled at no extra charge while we are already there. A priced add-on such as inside the oven or inside the refrigerator is quoted on the spot and added to your final bill. Something bigger works more like its own job: we agree on a price before starting, or schedule it for another visit.

We ask for 48 hours notice to cancel or reschedule a visit. A late cancellation carries a $25 flat fee; ongoing clients get a one-time waiver before the fee applies.
